HVAC Tune-Up & Inspection Checklist

Inspect high & low voltage disconnect switches and outdoor breaker

Test carbon monoxide (CO) levels around furnace / air handler and flue

Inspect natural gas or propane shut-off valve, piping, and unions for leaks

Verify condensate overflow safety switch (float switch) trips properly

Inspect smoke alarms and CO detectors in mechanical room and adjacent zones

Verify proper equipment clearances from combustible materials (min 3 ft)

Inspect flue pipe and chimney draft for proper venting, corrosion, or blockage

Check equipment grounding and electrical bonding to code

Inspect equipment access panels, door interlock safety switches, and screws

Verify outdoor condenser fan guard and compressor protective grille integrity

Clean or wash outdoor condenser coil and remove debris/foliage

Inspect indoor evaporator coil for biological growth, dirt, or fin damage

Check refrigerant subcooling or superheat against manufacturer specifications

Inspect suction and liquid line insulation for deterioration or tears

Measure compressor running amp draw vs. rated RLA specification

Inspect contactor contacts for pitting, burning, or insect contamination

Test dual-run capacitor microfarads (compressor & fan MFD rating)

Clear and flush primary condensate drain line, P-trap, and test drainage flow

Inspect auxiliary drain pan, secondary drain line, and float switch

Check condenser fan motor bearings, blade balance, and secure set-screws

Inspect heat exchanger for cracks, rust perforations, or stress separations

Clean and inspect main gas burner tubes, orifices, and crossover ports

Clean and test flame sensor microamp signal reading (target > 1.5 µA)

Inspect hot surface igniter (HSI) resistance or spark electrode gap

Test primary high-temperature limit switch and rollout switches

Inspect draft inducer motor operation, pressure switch tubing, and amp draw

Verify gas manifold pressure with manometer (W.C. rating)

Inspect electric auxiliary heat strips, sequencers, and thermal cutouts (if heat pump)

Inspect blower assembly, blower wheel cage, and clean motor housing

Measure total external static pressure (TESP) across return and supply plenums

Test blower motor capacitor and measure operating full-load amperage (FLA)

Inspect air filter condition, record size/MERV rating, and replace/clean

Calibrate thermostat, test heating/cooling cycle staging, and check battery

Measure incoming supply line voltage under operational load

Inspect supply and return duct connections for air leakage or disconnected joints

Inspect dampers, motorized zone valves, and zone controller board (if zoned)

Inspect whole-home humidifier, water panel pad, and solenoid operation (if installed)

Inspect UV germicidal light bulbs, ballast, or electronic air cleaner (if installed)

Check crankcase heater operation on outdoor heat pump / AC unit

Inspect electrical wiring harness, wire nuts, and terminal strip torque

Perform visual duct static balance & return register velocity check

Review proper air filter replacement schedule and recommended MERV rating with customer

Demonstrate thermostat programming, eco settings, and seasonal mode changes

Explain identified component wear, age considerations, or preventative repair needs

Provide seasonal maintenance plan options, warranty status, and emergency shut-off briefing

Run system through a full heating and cooling cycle; verify delta-T temperature split

Verify all service panels, latches, electrical covers, and disconnect lids are sealed

Clean and vacuum work area around indoor unit and remove outdoor service debris

Affix signed maintenance inspection tag to equipment with service date & technician ID
